I am Florin Ciche, real estate consultant at RE/MAX Central office in Brasov, and in the following I would like to present you a new property, from my personal portfolio, available for purchase.

As a location, as you may have already seen in the presentation photos, the building is located in the Civic Center, on Seri Street, behind AFI Park shopping center, near IPJ Brasov. Access is relatively easy, from Nicolae Titulescu Street, on Seri Street to the courtyard of the building.

What do I present? On a total plot of 1429 sqm there is a building with a footprint of approximately 500 sqm and a total area of 563 sqm, a building that has been transformed over time and used for various activities, including restaurant and beauty salon. The former "bowling alley" because for this purpose it was originally built several years ago, today it can be remodeled according to the purpose for which you purchase it.

The building itself at the base was a large hall of approximately 400 square meters, and on one end of the building a ground floor and first floor that represented the administrative area. Today there are some light wall partitions, as well as a floor, on the light wooden structure, but which most likely needs to be demolished and rebuilt according to the new plans of your business.

We also have an Urbanism Certificate that tells us that the POT is maximum 70% and CUT of 5, but clearly we will not be able to reach these urban planning coefficients, but I think a bold architect can bring out an interesting project, obviously with obtaining a PUZ-type documentation.
